BEFORE SIGNING THE NOTARIAL CONTRACT OF SALE AND PURCHASE

Verification of debts on account of:

• On loans and mortgages (in the case of loans to retain from the seller the amount on the notarized document on repayment of the loan) All types of official charges.

• Owners' associations, electricity and water contracts.

• City taxes, seller's property tax, verification of unregistered inheritance.

• Preparation of documents to be signed by a notary public

• Availability of energy efficiency certificate, availability of secondary occupancy permit.

AT THE TIME OF SIGNING THE NOTARY PURCHASE AND SALE AGREEMENT

• Submission of all documents to the notary's office

• Notarized translation with signature in the notarized sales document (the translator is criminally liable for the translation in the notarized sales document).

AFTER SIGNING A NOTARIZED PURCHASE AND SALE AGREEMENT

• Preparation of documents for registration of the new owner:

• Municipal document

• Issuance of payment of real estate sales tax - 10%

• Payment of real estate sales tax

• Registration of the paid real estate sales tax at the tax office - 10%.

• If the seller is not a tax resident - deduction of 3% sales tax for non-residents, issuance and payment of 3% sales tax for non-residents and deduction of seller's real estate tax, issuance and payment of seller's real estate tax, issuance and payment of seller's real estate tax

• Registration of change of ownership in the real estate register

• Assistance in the preparation of documents for account opening and remote coordination with the package bank; documents without the client's presence in Spain;

• Certified translations of documents relating to the origin of the funds are paid separately, to the account of the certified translator;

• Possibility to open the account remotely, without the presence of the client, based on a notarized power of attorney;

• Resolving account freezes without the customer's presence in Spain.

• Residence permit for investors (Visado/residencia para inversores)

• Residence permit without the right to work (residencia temporal no lucrativa)

• Residence permit with the right to self-employment (residencia temporal y trabajo por cuenta propia)

• Preparation of a package of documents to obtain Spanish citizenship.

• Support and obtaining certificates from the Civil Registry (extract of birth, marriage, death certificates, etc.).

• Assistance in obtaining a residence permit or citizenship.
