STRUCTURAL SYSTEM
The structural system used in the Village consists of reinforced concrete beams, slabs and columns. The horizontal structure mainly consists of a solid slab 20 to 35 cm thick, resting on a very wide span of columns, allowing flexibility in layout design while providing a sense of spaciousness.
The foundations and all reinforced slabs and columns have been sized according to European Union stability standards.
FACADE AND INSULATION
The facade combines two materials: wood and lime plaster. This combination creates a very elegant overall appearance.
The lime plaster is reminiscent of traditional Andalusian architecture and adds texture and warmth to the facade. The lime plaster is applied over a soundproof brick block and painted white to enhance the contrast with the wooden bamboo trellis. The two facade finishes - lime plaster and bamboo wood - create different facade planes that form a harmonious combination
The entire facade is insulated with high-performance mineral wool panels to meet the most demanding certified energy efficiency standards and provide maximum sound insulation.
The interior walls of the facade are covered with gypsum boards painted in soft colors.
INTERIOR PARTITIONS
Interior partitions are made of gypsum board with Rockwool panels in between to provide both thermal and acoustic insulation. Ceilings are also made of gypsum board.
These interior partitions and ceilings are painted with a washable, matte, smooth plastic paint. The colors were chosen in soft shades of white (RAL 9010) and gray (RAL 9006) to provide a subtle contrast.
All interior partitions have large wooden skirting boards with high-quality lacquered paint.
BASEMENT PARKING AND STORAGE UNITS
Each unit has two assigned parking spaces and a storage cell. The size of the parking spaces (minimum size of 5.50 x 2.70 meters) far exceeds the dimensions required by code.
Lighting in the parking lot is carefully designed to ensure good visibility in all access areas and to mark the boundaries between parking spaces. The parking lot also has natural lighting wells connecting the basement to the site. Each parking space has an LED display on the longitudinal sides of the seats to illustrate the door-opening space, thereby facilitating vehicle exit and eventual unloading.
Garages every two blocks share access and are connected by the same two-way driveway. This access area and light wells are landscaped with a vegetable garden.
Access to the apartment building is through an automatic glass door. Several water points are available in the garage. All parking spaces have a pre-installed electric charger, in keeping with Village Ver- de's commitment to sustainability.
The garage also includes bicycle parking facilities.
There are two staircases and two radiators in each block. Each staircase is connected to a first floor entrance. Thanks to the slope of the site and a bold design solution with glass, the entrances provide natural light and a visual connection to the landscape on the first floor.
SUSTAINABLE CONSTRUCTION: BREEAM
The project was designed to the highest standards of building efficiency to meet BREEAM (Building Research Establish- ment Environmental Assessment Metho- dology) parameters in the GOOD category. This certification demonstrates that a bold design can successfully meet and exceed administrative requirements and energy codes, and highlights the village's commitment to sustainability and energy efficiency.
The certificate evaluates 10 categories along with the different phases of the project: design, construction and use of the building.
CEILINGS AND LIGHTING
The ceilings are made of gypsum board, painted and finished with high-quality paint. Suspended ceilings above the windows make it possible to hide curtain rods or blinds.
To ensure optimum comfort standards in each room, the lighting design was done by lighting experts. The apartments feature indirect lighting that helps create a varied atmosphere, with warm LEDs built into the suspended ceilings. The selected fixtures have a minimalist design, provide indirect lighting and are manufactured with built-in spotlights to avoid glare, while providing uniform light with a color temperature of 3000 K.
ALUMINUM FRAMES
Aluminum frames have been selected for windows and exterior doors to provide optimal comfort. Aluminum frames in window openings help maximize views and sunlight into rooms. Aluminum frames, double glazing and solar control films ensure the highest standards of insulation. Aluminum joinery with double glazing and sunscreens in anthracite gray (RAL 7016) was chosen for the high level of comfort and minimalist design of the panoramic sliding doors leading to the terraces.
The bedrooms are equipped with automatically retractable and orientable aluminum blinds painted in the same color as the aluminum frame, enhancing lighting comfort.
INTERIOR FLOORING
Interior floors are large-format (120 x 60 cm) porcelain tiles from PORCELANOSA's Berna and Bottega collections, in beige (Caliza) or soft gray (Acero)*, which blend with wall colors to create a harmonious and natural interior palette.
Rectangular large-format tiles increase the spaciousness of any room.
*Blocks 1 and 3, Berna Acero and Blocks 2 and 4 Bottega Caliza.
OUTDOOR FLOORS
The Village's terraces are so large that they are seen more as backyard garages. This idea led us to incorporate vegetation into each terrace to make them even more enjoyable. The terraces combine three different finishes:
(a) Non-slip large-format porcelain in Caliza or Acero colors in a seamless transition from the interior to the terrace.
b) Laminated bamboo wood planks bringing a natural touch to this space.
c) Vegetation embedded in the terrace floor to create a green carpet with a built-in irrigation system.
To enhance the flow and spa-like feel, there is no gap between the interior and exterior floors, so the same porcelain tiles from the interior were extended to the terrace in a 120 x 60 cm format. This is made possible by Butech's STEx floating outdoor floor, mounted on a structure that allows water to drain smoothly below.
TERRACE BALUSTRADES
One of the most distinctive features of the Village project are the large terraces with white walls and glass balustrades that surround the facade like attractive flowing ribbons. The glass top of the balustrade gives a sense of transparency while maximizing views and light; the low white base protects privacy.
FRONT DOOR
The apartment's front door features a wooden threshold in a niche at the front of the house. This initial threshold, veneered with dark wood, leads to a subdued double steel front door framed by LED envelope lighting. The 2.40-meter-high armored doors will be veneered on the outside with the same wood as the entrance alcove, and varnished red on the inside in matte white.
In line with the minimalist and elegant line of the houses, mechanisms (buttons, switches, bell plugs, etc.) from JUNG's LS 990 collection.

KITCHENS
Village kitchens are from the prestigious Bulthaup brand, B1 line.
The kitchen furniture is made of two-component water-based polyurethane varnish, gloss grade: matte, 14 gloss units.
The sides and door fronts will be made of light MDF, shelves will be made of light particle board. Wall panel, back panels and sliding doors from MDF.
Color of kitchen furniture: gravel The edges are rounded.
This type of finish includes: front door, side panel, back lining, bottom lining - wall module, wall panel, shelf, shelf divider, sliding door and board material.
Laminated worktop is a multi-layer material obtained by pressing several layers of paper and phenolic resin (CPL = Continuous Pressure Laminate). All layers of paper are dyed. The laminate has the same surface and rounded edges.
Items that incorporate this type of finish are: worktops and bar tops.

APARTMENTS
Master bedroom
The master suite with ensuite bathroom was conceived as a spacious private sanctuary. It consists of a full bathroom (with a shower, bathtub, two sinks and a toilet stall), a dressing room with tinted glass or built-in closets, and a huge sleeping area with plenty of natural light streaming in through a large window that opens onto the terrace. The glass separation between the bedroom and bathroom adds to the feeling of spaciousness. The amount of light and visibility of the bathroom can be adjusted with a floor-to-ceiling wooden screen.
Additional suites
The remaining bedrooms are more modest. They include a private bathroom and a built-in closet with matte-painted doors.
BATHROOMS
Main bathroom
The bathrooms are equipped with the same large floor tiles used on the floors in the rest of the apartment. The walls are tiled with a 120x45 cm horizontal format and special "Bottega Spiga" pieces by Porcelanosa in certain spaces, such as shower stalls and toilets, while others will be painted with high-quality plastic paint.
The showers are equipped with Butech's Shower deck system, which allows for a completely flat shower floor with practical ceramic tiles, in a non-slip version to meet current safety specifications.
The showers are equipped with glass screens and a Hansgrohe rain shower and hand shower.
The master bathroom features a tropical wood countertop with two Lounge by Porce- lanosa round sinks and Hansgrohe Talis E or similar faucets.
Our designers chose a freestanding bathtub by Krion (Slim model, 170 x 80 cm) with a freestanding Talis S faucet from the Hansgrohe collection.
The chosen toilet is an Arquitect undermount washbasin by Noken PORCE- LANOSA with a push button integrated into the wall.
Additional bathrooms
They have the same finishes as the main bathrooms, in colors that match the finishes chosen for the apartment (gray or sand). Rainshower shower faucet in the additional bathrooms.

Improvement of the complex territory 

OUTDOOR POOLS
Village pools are state-of-the-art in design and technology. Three different pools are strategically located within the condominium:
- Sand pool: connected to the children's area and therefore quite quiet. It is accessed via a beach of fine sand of selected granularity, with a line of loungers, a bar and restrooms.
- The main pool: the largest in terms of size, with multiple rest areas along its perimeter.
- The lap pool: 25 meters long, with semi-Olympic dimensions.
All pools are equipped with a perlite water filtration system. This system allows for the lowest level of chlorine allowed by regulations. The salt in the water produces chlorine; under normal conditions, no addition of salt or chlorine is required.
GARDENS
Landscape architects created a complete landscape design that includes gardens and pools, main entrances, walking alleys and individual building accesses. Sustainability was emphasized through the integration of indigenous trees, plants and flowers with natural stone elements. Design decisions aim to optimize water consumption and reduce maintenance costs.
Green walls and fences provide privacy. The exterior perimeter of the project allows it to be easily integrated into the landscaping.
CONCIERGE SERVICES

SECURITY AND COMMON AREAS
There is a security post at the main entrance of the complex, from which all security cameras are controlled.
AMENITIES AND COMFORT
Residents have the following amenities at their disposal: a croquet court, a forest jogging path, a children's playground with slides, swings and ladders, terraces, and a communal Gastrobar where parties and events are held.
The masterplan will develop other services in future phases, such as a forest gym and multipurpose terraces for barbecue events.
ACCESSIBILITY
All common amenities are suitable for people with mobility disabilities. The main access avenue, while designed with pedestrian traffic in mind, is also designed as the main access for the fire department, and thus has the width and accessibility to allow wheeled access if needed.
Along the main driveway, integrated with plants in meandering lines, there are a number of parking spaces for visitors as additional courtesy parking during busy times of the year.
Corridors in the common areas inside the buildings have a comfortable width of 2.60.

Heating and ventilation

HEATING, COOLING AND HOT WATER SYSTEM
With aerothermal technology, homes will enjoy the highest quality standards with low energy consumption. Aerothermal energy is a renewable energy source that provides one of the most efficient heating, cooling and hot water systems. An aerothermal heat pump is a heat generator that provides a large amount of renewable energy to the home.
To guarantee comfort, each apartment has its own high-quality central heating and cooling system. Each home unit is located on the roof, hidden in a soundproof wall cabinet. Inside the homes,
ducts are hidden above the false ceiling and bring conditioned air into the rooms through elongated stainless steel grilles.
Room temperature is controlled by independent thermostatic controls.
Pipes for hot and cold water systems are insulated in accordance with current regulations.
The Village's commitment to a comfortable and pleasant home life is underscored by the installation of radiant floors in all apartments. This additional heating system, indicated for long-term stays, transfers the heat of the water directly to the floor, increasing the heat while reducing the operating temperature of the pipes and thus the energy demand.
